How to Buy a House in 2025

We’re almost halfway through 2025, but there’s still time to move into a community of Frisco new homes this year. How fast you can buy a new home depends on how prepared you are right now. These are the steps needed to get into a new home before the year is over:

Get your finances in order

• Reduce your debt to income ratio. Pay down as much debt as you can, but don’t close accounts until after you’ve bought your new house. See if you can increase your income by getting a raise, working overtime and/or taking on a side hustle. But don’t change jobs right now! Employment stability is an important factor in the loan approval process.
• Save up a down payment. Ideally you want 20% of the home’s purchase price to put down. This way you can avoid paying private mortgage insurance, or PMI.
• Budget for closing costs. Figure on 2-5% of the loan amount.

Decide what you’re looking for

• Figure out how much home you can afford. Use a mortgage calculator to find out what monthly payment will fit in your budget. Try to keep it under 28% of your monthly income. Leave room in your budget for home maintenance, which can cost 2-3% of your home’s value each year.
• Decide what area or neighborhoods you want to live in.
• Make a list of your must-haves, wants and deal-breakers. Coordinate with your spouse or other people involved to create a written list to refer to.

Start shopping!

• Start with online sources, but don’t limit yourself to them. Hiring a real estate agent can help you access listings that aren’t on websites. They can save you time by doing preliminary searches for you.
• Tour the homes you’re interested in. Try to visit several times to see the home and neighborhood at different times of day.
• When you find a home you want, make a reasonable offer without delay.
